The first phase of the Tolmas Retail Development on a 2.5 acre site along Veterans Boulevard is anchored by a new Trader Joe’s grocery store. The 15,000 sf building consists of a steel framed shell space with specialty electrical and mechanical systems built specifically for Trader Joe’s. The exterior will be a stucco façade with metal panel cladding in the front facing Veterans Boulevard. Construction is scheduled to be complete by March 2016.
Phase 1 of this project consisted of working closely with a large national retailer in Trader Joe’s, bringing their first store to the New Orleans Metropolitan area, while also installing utilities for future buildings. Phase 2 presented challenges adapting to the needs of newly engaged tenants throughout the construction of 2 additional buildings totaling 31,000 sf of retail space for up to 7 potential tenants. Construction was phased to allow Trader Joe’s to open on their target date and continue operation during completion of Phase 2. Palmisano overcame the challenges of connecting to existing utilities in a decades old lot while sequencing site development to create minimal impact to the surrounding residential neighborhood during construction.
“Park Investments, Ltd. is fortunate to have entered into a relationship with the Palmisano Group,” Lewis Frank, developer of Tolmas Retail featuring Trader Joe’s, said. “It has been a rewarding collaborative effort on our Tolmas development project in Metairie. From demolition of the existing street, utility work, draining, paving and commencement of building construction, they have successfully coordinated all activities, ahead of schedule, within budget and in a safe and secure manner, especially impressive in light of a tight jobsite, making proper staging critical and challenging weather and Mardi Gras related issues. Very professional, accessible and responsive, are just a few of the accolades which come to mind.”

“Palmisano’s company has handled site preparation and construction of the grocery store. He said a “white box” or empty building will be turned over to Trader Joe’s in April…”
Trader Joe’s is a beloved grocery store selling fresh produce and delicious pre-made meals that make home life richer, healthier, and easier, at a reasonable price. When Palmisano created space for this new addition to the area, another vacant lot was filled in yet another region of Louisiana, helping Metairie’s busy retail corridor on Veterans Boulevard continue to thrive.
