JW Marriott New Orleans Guest Room Renovations

Sunstone Hotel Investors engaged Palmisano to renovate guestrooms at the JW Marriott New Orleans following a successful renovation of meeting rooms and model rooms within the hotel. In total, Palmisano renovated 505 hotel rooms, restrooms in 5 suites, and converted an out-of-service spa into additional meeting space, all while the hotel remained occupied. To limit guest displacement during construction, the project was fast-tracked for a six-month completion and floors were renovated in phases. To accommodate the project’s tight schedule, our team implemented LEAN, Pull Planning, and Last Planner systems into the program. Additionally, construction teams worked in two shifts, with construction activities taking place during the day, and clean up and prep work taking place in the evening hours to minimize guest disruption. The hotel is located in the center of a city block in a high traffic area adjacent to the French Quarter, with limited street access for construction materials. The team made use of the evening hours to move materials through the hotel’s single service elevator. The project includes new finishes, wall covering, window fixtures, hardware, flooring, and tub to shower conversion. Palmisano delivered a turnkey package for FF&E material which includes warehousing and installation. Construction began in April 2018 and was completed on time in October 2018.

Minimizing Guest Disruption
